This page is about the frame, not the finished house. Steel buys two specific things on a North Carolina barndominium: a roof plane with no interior bearing wall, and a documented, engineered path carrying load and uplift from that roof plane down to the anchor bolts in the footing — which is the part an inspector looks at before anything is concealed. Red iron handles the long clear spans; cold-formed steel handles interior framing and lighter footprints. It is also worth saying up front that North Carolina's code treats steel less generously than the model code does, and less generously than most buyers assume. Both of those are on this page.

How a steel construction project runs

Four stages, in this order. The sequence matters more than it looks: getting engineering and permitting settled before anything is fabricated is what keeps a build from stalling.

Choosing the framing system

Red iron for long clear spans and heavy point loads; cold-formed steel for interior framing and smaller buildings. The two get combined more often than either is used alone, and the joint between them is drawn rather than assumed. Frame weight follows span, bay spacing and eave height, and then follows the design criteria your site actually carries — a flat 20 psf roof live load, which is one value for the whole state, and the ultimate design wind speed your county carries in Table R301.2(4) of the 2018 NC Residential Code.

Engineering the load path

Roof panel to purlin to rafter to column to base plate to anchor bolt to footing, sized and detailed as one system. Section R301.2.1 requires a continuous load path to transmit uplift forces from the roof assembly to the foundation, and R301.1.2 requires other framing systems to show equivalent detailing for force transfer, continuity and compatible deformations. Because § 89C-25 contains no residential exemption from North Carolina's engineering statute, that work is done by a licensed professional engineer, and their seal is what the plan reviewer is looking for.

Foundation interface and anchor bolts

A steel frame delivers its reactions into a small number of pads, with horizontal thrust and uplift at each column base rather than a distributed load along a wall. Anchor bolt patterns are set from the stamped drawings before the pour and held to tolerances measured in fractions of an inch, because a frame that arrives on site cannot be persuaded to fit a template that moved. Table R301.2(1) sets a 12-inch frost line depth for the whole state, and North Carolina has deleted R403.3, so frost-protected shallow foundations are not a route here.

Erection and inspection before concealment

The frame is set, plumbed, braced and torqued to the engineer's specification, then inspected while it is still visible. § 160D-1104(c) requires the inspector to conduct all inspections requested by the permit holder at each scheduled inspection, and expressly prohibits an inspector from requiring an affidavit attesting to compliance in place of an inspection required for work under the Residential Code. That sequencing — inspect, then enclose — is what governs the order the envelope goes on.

North Carolina struck steel's prescriptive path — and the engineered path is all or nothing

A cold-formed steel house normally has a prescriptive route through high-wind design: AISI S230, the AISI Standard for Cold-Formed Steel Framing, Prescriptive Method for One- and Two-Family Dwellings. North Carolina marks it deleted from the accepted high-wind design methods in Section R301.2.1.1, so where that section bites the design goes to ASCE 7, the NC Building Code, or the state's own high-wind chapters instead of to a table. A red-iron rigid frame never had a prescriptive route at all: Section R301.1.2 says the code's requirements are based on platform and balloon framing, and that other framing systems must have equivalent detailing to ensure force transfer, continuity and compatible deformations. R301.1.3 supplies the engineered route — and the Office of the State Fire Marshal closed the door on using it selectively. In a formal interpretation dated 29 February 2024, addressing 2018 NCRC Section R301.1.3 and ASCE 7, OSFM concluded that where ASCE 7 and the 2018 NC Building Code are used for the structural design of a building within the scope of the Residential Code, the structural design shall fully meet the requirements of ASCE 7 and the NC Building Code, including all dead, live, roof, flood, snow, wind and seismic load criteria. You cannot borrow ASCE 7's load combinations and leave the rest behind. And there is no way to do any of it informally: § 83A-13(c)(1) exempts a family residence from needing an architect, but § 89C-25 contains no residential exemption from the engineering statute — the subdivisions that would have provided one were repealed in 2011 and 2014. Where we deliver steel construction

In North Carolina the city limit is a real boundary, but not the one most people expect. There are no independent cities here — every municipality sits inside one of the 100 counties — and under § 160D-202 a city runs zoning, subdivision and the building code one to three miles beyond its own limits, on a scale set by population, while city taxes and city elections stop at the corporate line. Land that looks entirely rural can be inside that extraterritorial jurisdiction, and the mailing address will not tell you. The code itself is not what changes when you cross the line: the State Building Code applies on both sides and enforcement is mandatory everywhere. What changes is who reviews the drawings, what they charge, how the land is zoned, and the ultimate design wind speed the code publishes for your county. Two parcels twenty miles apart can carry completely different engineering.

What actually decides the price

Square footage is the number everyone leads with, and it is rarely the one that moves a barndominium budget. These four do.

  • Clear span, bay spacing and eave height

    Frame weight is not a function of square footage; it is a function of how far the steel has to reach and how tall the columns are. Widening the clear span deepens the rafters and grows the columns, the base plates and the pads under them all at once, and every foot of eave height adds column length and increases the wall's exposure to wind pressure. Two buildings with identical floor areas can differ substantially in tonnage because one of them wanted an unobstructed span and a tall door.

  • The wind figure your specific site carries

    Not a state number — a site number. Table R301.2(4) of the 2018 edition lists ultimate design wind speed county by county, and every county it does not list carries 115 mph — Wake, Mecklenburg, Guilford, Forsyth and Durham among them. Ten coastal counties are split by a named road or waterway: New Hanover is 140 mph west of Highway 17 and 150 mph east of it; Dare is 130 mph west of US 264 and 140 mph east. And twelve mountain counties do not use a county value at all — Table R301.2(5) sets their wind speed from the first-floor finish elevation, running from 115 mph below 2,700 feet up to 150 mph at 4,500 feet and above. Which side of a road your lot sits on can move the frame.

  • Termite protection you cannot design out of a steel building

    In the model International Residential Code, building in cold-formed steel is itself one of the accepted ways to satisfy Section R318. North Carolina marks that method deleted, along with physical barriers — leaving chemical termiticide treatment, a baiting system, pressure-treated wood or naturally durable wood, with both the treatment and the baiting tied to the NC Structural Pest Control Committee's rules at 02 NCAC 34. Table R301.2(1) carries termite as Moderate to Heavy for the whole state and footnote c says protection is required in all of North Carolina. So this is a line item on a steel building here, and it does not go away with the framing choice.

  • Foundation reactions, anchorage and slab tolerance

    The frame's base reactions are the foundation's design load, so the footing schedule is an output of the frame engineering rather than a separate exercise. Column pads, thickened slab sections, anchor bolt embedment and the tolerance the bolts are set to all follow from it, against a 12-inch frost line depth that applies statewide and with R403.3 deleted in North Carolina. Where a lot sits in a flood hazard area, local floodplain regulations are the one place North Carolina expressly lets a local government reach foundation construction and anchorage under § 143-138(e).

8 questions we get asked most often about building in NC. If yours is not on the list, ask it directly.

Doesn't building in steel mean I can skip termite treatment?
Not in North Carolina, and this is the thing most likely to be sold to you wrongly. The model International Residential Code lists cold-formed steel framing as one of the accepted methods of satisfying termite protection under Section R318 — build in steel and you have complied. North Carolina's amended R318.1 marks that method deleted, along with physical barriers. What remains available here is chemical termiticide treatment under R318.2, a termite baiting system, pressure-preservative-treated wood, or naturally durable termite-resistant wood, and North Carolina ties the chemical treatment and the baiting system to the rules adopted by the NC Structural Pest Control Committee at 02 NCAC 34 rather than to the product label alone. Table R301.2(1) carries a single statewide termite row of Moderate to Heavy, with footnote c stating that protection is required in all of North Carolina. There is one precise thing steel does buy: R318.4 restricts foam plastic near and below grade where termite probability is very heavy, and its first exception covers structures of entirely noncombustible construction. So the steel frame helps you there. It does not exempt you from treatment.
Red iron or cold-formed steel — which one is my barndominium?
Usually both, and the honest way to describe the difference is by what each is being asked to do. Red iron — hot-rolled structural shapes, welded or bolted into rigid frames — is what carries a long clear span and heavy point loads, and it is why a barndominium can have a forty- or sixty-foot room with nothing standing in the middle of it. Cold-formed steel is light-gauge, rolled from sheet, and it is efficient for interior partitions, secondary framing and smaller buildings where no single member has to reach very far. The distinction matters legally as well as structurally in North Carolina, because the code treats them differently: the prescriptive cold-formed steel provisions in Chapters 5, 6 and 8 are retained as exceptions in R301.2.1.1, while AISI S230 — the standalone prescriptive method for cold-formed steel dwellings — is marked deleted from the high-wind design methods. A red-iron rigid frame has no prescriptive path in the Residential Code at all and is engineered from the start.
Does a steel frame home need an engineer's seal in North Carolina?
In practice, yes, and the reason is a specific sentence rather than a general convention. Section R301.1.2 states that the code's requirements are based on platform and balloon-frame construction for light-frame buildings, and that other framing systems must have equivalent detailing to ensure force transfer, continuity and compatible deformations. A steel rigid frame is an other framing system. R301.1.3 then permits engineered design of the nonconforming elements, or whole-building design to the International Building Code — so the code supplies the route. What North Carolina does not supply is a way to take that route without a licensed engineer. § 83A-13(c)(1) exempts a family residence from needing an architect; § 89C-25, the equivalent limitation on the engineering chapter, lists eleven activities and none of them is a residential, square-footage or dollar-value exemption. The two subdivisions most likely to have contained one were repealed in 2011, and another in 2014. So on a North Carolina steel-framed house you can lawfully do without an architect and cannot do without an engineer.
My steel supplier includes stamped drawings. Is that the engineering I need?
It is part of it, and knowing which part saves arguments later. A supplier's seal normally covers the frame the supplier is manufacturing — members, connections and base reactions — for the loads that were given to them. It does not usually cover the foundation that receives those reactions, the anchorage, the interaction with the rest of the building, or the site-specific criteria. Two North Carolina points sharpen this. First, R301.2.1 requires a continuous load path transmitting uplift from the roof assembly to the foundation; a set of drawings that stops at the base plate has not shown that path. Second, the criteria the supplier designed to are the criteria you own. If those drawings were produced against a generic wind speed rather than the figure your county carries in Table R301.2(4), or against a different code edition, the frame may be entirely competent and still not be the frame your plan reviewer is being asked to approve. Ask three questions before the order goes in: which edition and which wind and seismic values the design used, whether the seal covers the anchorage and the foundation reactions or stops at the base plate, and who is producing the connection details where the supplier's steel meets everything that is not the supplier's steel.
What wind speed does the frame have to be designed for?
Whatever your county — and sometimes your side of a road — carries in Table R301.2(4) of the 2018 NC Residential Code. There is no single North Carolina number, and it would be misleading to give you one. Every county the table does not list is assigned 115 mph, which is the code's floor and covers the entire Piedmont including Wake, Mecklenburg, Guilford, Forsyth and Durham. The coast is where it moves: Carteret is 150 mph, Craven and Columbus and Pamlico are 140, and ten counties are split at a named line rather than at the county boundary — Brunswick at 140 west of Highway 17 and 150 east, Cumberland at 120 west of I-95 and 130 east, Hyde and Dare at 130 and 140 across US 264. Twelve mountain counties, including Buncombe, Watauga and Haywood, take their wind speed from Table R301.2(5) by first-floor finish elevation instead — 115 mph below 2,700 feet, 150 mph at 4,500 feet and up. Which means a mountain house at 3,600 feet is designed for the same 140 mph as a coastal one.
Is my site in the wind-borne debris region, and does that change the steel?
It changes the openings rather than the frame, and North Carolina defines the region in a way that catches people out. The model code sets the wind-borne debris region by a wind speed and a distance from mean high water. North Carolina struck that test and substituted a geographic line: the region runs east of the Intracoastal Waterway from the South Carolina line to Beaufort Inlet, and north of Beaufort Inlet it is the barrier islands. The consequence is counterintuitive and checkable. A mainland Brunswick County site designed for 150 mph, east of Highway 17 but west of the waterway, is outside the debris region. A Nags Head site designed for 130 mph is inside it. Inside, exterior glazing has to be protected to the large missile test of ASTM E1886 and E1996, garage door protection is to an approved impact standard or ANSI/DASMA 115, and the plywood-shutter exception requires panels that are precut, predrilled and secured with permanent corrosion-resistant hardware and anchors permanently installed on the building. Loose plywood in the shop is not compliance. None of that is a steel question, but it is usually the cost surprise on a coastal steel building.
What actually gets inspected on a steel frame, and when?
The frame gets inspected while it is still visible, which is why erection sequence and envelope sequence are planned together rather than separately. North Carolina gives permit holders an unusually explicit set of rights around that, in § 160D-1104. Subsection (c) requires the inspector to conduct all inspections requested by the permit holder for each scheduled inspection, and prohibits an inspector from requiring affidavits attesting that work complies with the Residential Code in place of conducting the required inspections. Subsection (d) prevents a local government from requiring regular routine inspections beyond the specific ones the State Building Code requires without first obtaining Residential Code Council approval, prevents it from requiring routine exterior sheathing inspections anywhere the ultimate wind speed is under 140 mph, and prevents it from charging a reinspection fee on items the department already approved. Subsection (e) requires each permit to carry the name, phone number and email address of the inspector's supervisor and notice of an internal review process. And under § 143-139(b)(2) the State Fire Marshal is to timely assign an inspector from a state marketplace pool where the local department has not carried out a requested inspection.
The 2024 code is out. Should I be designing to it?
Only if you choose to, and there is a real reason a steel project might. The code in force in North Carolina today is the 2018 NC Residential Code, effective 1 January 2019 and based on the 2015 IRC. The 2024 edition has been adopted but has no effective date at all: under S.L. 2025-2 as amended it takes effect twelve months after the State Fire Marshal certifies both that the code has been published and distributed and that the Residential Code Council is fully constituted under G.S. 143-136.1. That certification has not happened. Meanwhile the Office of the State Fire Marshal has confirmed that the 2024 code may be used as an alternative method of construction where a building owner or their agent requests it. Whether that is worth doing is a design-criteria question and it is county-specific: the two editions genuinely disagree, both on wind speed in six counties — Bertie, Brunswick, Duplin, New Hanover, Onslow and Pender — and on seismic design category, where the 2018 edition places Brunswick, Columbus, Robeson and Scotland in Category C and the 2024 edition removes all four while adding Henderson and Transylvania. Do not blend the two tables; pick an edition and name it.
